Leasing Information

Our leases are typically 12 months but range to 18 months, but we do offer a variety of options. Contact us for more details.

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared common spaces). We offer a single lease with everyone 18 years and older on the same lease.

Yes, you can request a specific apartment! And we can only hold a unit after the security deposit has been paid.

Yes, there is an application fee. Check with us for the current amount.

Our security deposit amounts are based on the size of the apartment. The security deposit for a 1-bedroom apartment is $500.00, a 2-bedroom apartment requires a $600.00 deposit, and a 3-bedroom apartment requires a $700.00 deposit. This refundable security deposit helps cover any damages beyond normal wear and tear and is returned according to the terms outlined in your lease agreement. For more information about move-in costs or apartment availability, please contact our leasing team.

Residents are responsible for paying their own utilities.

Yes, renter's insurance is required. The amount is up to the individual renter for a personal renter's policy.

Apartments cannot be listed on short-term rental platforms such as Airbnb or VRBO.

Community Information

We are right across the street from the new Waukee High School. Other schools in the area for younger grades include: Waukee Elementary, Waukee Middle School, and Prairieview School.

Policies

We are pleased to be a smoke-free community. All smoking is prohibited in all locations on the premises, including, but not limited to, apartments, patios, parking lots, garages, green spaces, and common areas.

We are a pet-friendly community! Cats and dogs are welcome. We charge a monthly pet rent and have a two-pet limit. See our Pet Policy on the website for details.

Lot parking available for all residents with no charge, townhomes all have 2 car-attached garages, detached garages available for $130.00.

Amenity Information

Yes. High-speed internet is available and a second or third bedroom works perfectly as an office setup. 

Yes. Set up your own account with our provider and you'll be good to go.

We feature a Luxer One 24/7 accessible package room to expedite residents receiving packages in a secure and timely manner.

The community clubhouse is open during business hours: 8 AM to 5 PM.

We are pleased to offer a fully-equipped fitness center, available for residents to use 24/7. Access to the fitness center is via a resident keyfob.

Pool hours are daily from 10 AM to 8 PM during the summer months.

Yes, apartments and townhomes are set up with full-size washers and dryers for your convenience.
